Robert Ball is a businessman with a unique combination of development talent and experience in land planning, entitlement processing, market and feasibility analysis, design and construction and the essential operational components of real estate investment. Robert is one of the leading developers in the Portland metropolitan area and has been a successful real estate investor, developer, manager and owner. Robert negotiates and manages acquisitions, property analysis, development profitability forecasts, acquisition feasibility, market conditions, property due diligence and overall project and real estate product concept for all of his development ventures. He has a proven record in negotiating, acquiring, developing and managing real estate developments. Robert has been successfully managing property development and acquisition projects for over 20 years. He is considered to be an expert analyst of property characteristics and potential profitability. Robert also owns highly successful real estate sales and property management companies Pearl Real Estate LLC and Pearl District Property Management. He also owns Ball Parc Properties LLC which has been a successful apartment property management company for nearly 20 years. These companies have allowed him to control all aspects of his rental and condominium sales projects. This has allowed for a faster sales cycle, rapid pricing models (increasing sales prices daily when able), a more seamless coordination between renters, buyers, buyer financing, sales personnel, construction interface and move-in coordination. During the development of his projects, Robert and his team are directly responsible for the management of project architects, engineers, consultants, sales personnel and contractors. In addition to his real estate endeavors, Robert currently volunteers for the Portland Police Bureau with the rank of captain and is the commanding officer of the Reserve Division. Robert has been awarded the rare Police Medal for valor. He has also served on several non-profit boards and has been active in neighborhood and community projects. Zachary S. Bogue, Esq.
Prior to Astor, Zack helped found and served as a managing director of Montara Capital Partners, a real estate private equity fund. Zack previously worked as a corporate and securities lawyer at Wilson Sonsini Goodrich & Rosati, in Palo Alto, California, focusing on the representation of technology companies, with a particular emphasis on securities and transactional matters for start-ups. He represented privately held and public companies in a broad range of capacities, including formation, venture capital financings, public offerings, mergers & acquisitions, international transactions and SEC reporting. Zack also has several years of private real estate investment experience buying, rehabilitating and selling residential properties in Baltimore, Maryland. Zack graduated with honors from Harvard University in Environmental Science with an Emphasis in Business & Economics and earned his JD with honors from Georgetown Law School, where he was executive editor for The Tax Lawyer. Zack is an active member of the California State Bar and a licensed California real estate broker. Zack is on the Advisory Board of the East Palo Alto Charter School where he founded and runs their "Harvard Club" High School Application Workshop. Hal Morris
Hal has over fifteen years of experience in residential and commercial real estate investment. Prior to Astor, Hal was a founding director of Montara Capital Partners. He also is the founder of a home security company headquartered in Orlando, Florida and serves on the Boards of several companies in which he has made angel investments. Hal enjoyed a 13 year Major League Baseball career during which he played on the 1990 World Series Champion Cincinnati Reds. Jim has extensive real estate experience. He currently works as an investment analyst for Astor Pacific and has experience in every aspect of real estate development, management, sales. He maintains his real estate license as Pearl Real Estate's (Astor's sales company) Principal Broker. His experiential knowledge comes from working on the development team of the Wyatt Condominiums (See Astor's previous projects), and working as a real estate sales agent, and a property manager since 2004. Jim earned his degree in Economics with a minor in Mathematics from Portland State University and is a member of the Stanford Graduate School of Business (MBA) class of 2013. AdvisorsSam Rodriguez Mr. Rodriguez is the Vice President of Development for Mill Creek Residential Trust (formerly Trammell Crow Residential). Prior to that Mr. Rodriguez served as a Development Associate for Trammell Crow Residential since October 2006 for the Pacific Northwest region. Before joining TCR, Mr. Rodriguez worked as a Project Manager for a Portland residential developer for 2 years and prior to that practiced architecture for 16 years, the last six as a Senior Associate and Senior Project Manager at SERA Architects in Portland, Oregon. In that capacity, Mr. Rodriguez managed the design and oversaw construction of several award winning, urban mixed-use and multifamily housing projects including 8 NW 8, The Avenue Lofts, The Civic and The Tate Condominiums. More recently Mr. Rodriguez managed the entitlement and construction of Riva on the Park and Tupelo Alley, each also in the Portland metropolitan area. Since 2003, Mr. Rodriguez has served as a member of Hacienda CDC’s advisory board. Hacienda Community Development Corporation is a Portland nonprofit that develops affordable housing for the Latino community. Since 2004, he has served as a member of the Archdioceses of Portland’s Design and Building Commission. Mr. Rodriguez received a Bachelor of Architecture from the Central University of Venezuela in 1987. He is a registered Architect in Washington DC and Venezuela and is LEED accredited professional. Greg Vickers Greg leads a successful construction program management firm with over a decade of successful service on sophisticated projects throughout the Pacific Northwest. He has over 20 years of experience managing capital construction programs and projects for new facilities, additions, upgrades and remodels. His services include specialized project development, master planning, existing facility assessments and pre-bond program development. Greg is skilled at executing negotiated, design/bid/build, design/build and construction manager/general contractor—GMP delivery methods. Greg's various companies have successfully managed over $750 million in projects, including several of Mr. Ball's larger condominium developments, and Greg was an integral part of the team that built The Wyatt. |
